    4 Simple Steps to a Real Estate Success Real estate is an exciting and lucrative career, one in which the sky is the limit. With a license under your belt, you have the potential to earn as much or as little as you please; unlike in other career fields, your income isn’t dictated by what someone else thinks your time is worth—rather, its dictated by your own work ethic, level of perseverance and motivation. That said, there are a few tasks you must accomplish in order to get started, including obtaining a real estate license. From taking online real estate classes to finding a sponsor to work for, here are four steps you need to take to achieve real estate success: Take the Pre-Licensure Courses No matter what state you live in, you’re going to have to take pre-licensing courses from a recognized real estate institution. While what you study in your classes will vary depending on your state’s requirements, expect to spend 60 to 90 hours in the virtual classroom. During those hours, you will learn about the various housing laws, the different types of property owners, titles, deeds, fiduciary responsibilities, and contracts, to name just a few topics. Pass the Exam Once you have completed your online real estate classes, it is time to take the exam. This exam will take you anywhere from one to four hours to complete and will test your knowledge of everything you learned throughout your 60 to 90 hours of learning. Keep in mind that each state has a timeframe in which you must take the exam after completing your pre-licensure courses, so be sure to speak with someone who can advise you on how long you have to take the test after graduating. Submit Your License Application Just because you pass the exam doesn’t mean that you’re ready to sell just yet. You must then submit a license application to your state’s real estate board and pay the required fees. You may have to submit a background check and fingerprints as well, though this requirement varies from state to state. In order to obtain your license, you will need to show proof of age (most states require that you be 18 or over) and a GED or high school diploma. Find a Sponsoring Agent Once you have your license, look for a sponsoring agent or broker to work for. Most states require that you work for someone else for at least two years before branching out on your own.
