Thinking about getting your Utah real estate license? One of the first questions most people ask is: how much will this cost? The required fees alone run about $620–$820, but when you factor in your first year of membership dues, MLS access, and basic business expenses, the true first-year cost is closer to $1,500–$2,500.

Here is a complete breakdown of every cost you should expect.

1. Utah Real Estate Pre-License Course — $400 to $600

In order to get your real estate license in Utah, you need to complete 120 hours of state-approved pre-licensing education. Course prices vary by provider, but most online options range from $400 to $600. A higher price does not always mean a better product — read the details and look for schools with strong pass rate data before you choose.

IREE’s online pre-licensing course is one of Utah’s most affordable options, and our students pass the Utah licensing exam on their first attempt at an 85% rate — among the best in Utah. A higher pass rate means fewer $69 re-test fees and a faster path to earning commissions.

2. Utah Real Estate Exam Fee — $69

After completing your education, you need to pass the Utah real estate licensing exam. It is offered through PearsonVUE test centers and currently costs $69. There is no limit to how many times you can retake the exam, but each attempt costs $69 — another reason a strong first-time pass rate matters. Exam seats can fill up, so schedule your appointment as soon as you complete your coursework.

3. License Application Fee — $154

Once you pass the licensing exam, you will submit your license application to the Utah Division of Real Estate via MyLicenseOne. The current Sales Agent new application fee is $154. You have up to 90 days from the date you pass your exam to submit your application.

4. Real Estate Association Membership — $700 to $1,300/year

Most working agents in Utah join a real estate association, and if your broker is a member, you will likely be required to join the same association. Membership provides access to contracts, legal resources, advocacy support, and professional development. Annual dues in Utah typically range from $700 to $1,300.

5. MLS Access — ~$600/year

The Multiple Listing Service gives you up-to-date listings, sales history, comparables, and client search tools. MLS access in Utah is usually billed monthly and runs approximately $600 per year.

6. Business Start-Up Costs (Ongoing)

As a new agent, budget for ongoing business expenses including: business cards and marketing materials, a reliable laptop and smartphone, yard signs, travel expenses for showings and listing appointments, self-employment taxes (typically 15.3% on net self-employment income), and continuing education. Many brokers offer office space and some marketing support, but most tools and ongoing costs are your responsibility. Plan for $500–$1,000+ in start-up costs during your first year.

Total Estimated Cost to Get Your Utah Real Estate License

The required fees to get licensed — course, exam, and application — total approximately $620–$820. When you add first-year association dues, MLS access, and business start-up costs, most new agents invest $1,500–$2,500 in their first year.

One or two closed transactions typically covers all of these costs.
